Eligibility

Vista Park is a mixed income community that offers apartment homes for unrestricted and restricted income residents. Restricted income residents are subject to the Maximum Allowable Household Incomes identified below.


SENIOR HOUSING: This community is a senior community. To qualify, at least one person in the household must be

  • Age 62 or older OR
  • Age 55 or older AND one person in the household must be permanently disabled as evidenced by the completion of form DR416 - Physician's Certification of Disability.
    NOTE: The person with the disability does not have to be the person who age qualifies. Any other household members (except approved live-in caregivers) must be age 40 or older.


We look forward to welcoming you to your new home at our community.  We are pleased to offer apartment homes for unrestricted and restricted-income residents.

For restricted-income residents, we offer lower rents than market rate communities.  This is due to our community's special financing that allows our apartments to be affordable to moderate income households due to its participation in the Low Income Housing Tax Credit (LIHTC) program.  To qualify for these apartment homes, applicants must meet certain eligibility requirements.  Your application for residency may require you to provide supporting documentation, but the extra time you spend upfront will provide you with the ongoing benefit of a place you will be proud to call home at an exceptional value.  

In order for you to be aware of the requirements associated with residency, please review the following prior to beginning your application.  

ARE THERE INCOME REQUIREMENTS?

Yes, the table below indicates the maximum allowable household income based upon the number of members who will reside in the home.

We anticipate that these income limits will be updated around April of each year.  If you believe your income is slightly in excess of these levels and April is approaching, it is possible that the income limits will be increased.

Apartment homes not subject to restricted income limits are also available at this community. Minimum income is 1.75- 2.25x rent depending on apartment size/unit type. Please call leasing office for more details.


Your household’s income is calculated as the total for household members based upon their income from any source, including but not limited to, wages, social security payments, retirement benefits, military and veteran's disability payments, unemployment benefits, welfare benefits, and interest and dividend payments.

WHAT CAN CAUSE THE RENT TO CHANGE AFTER MOVE IN?

The following indicates when adjustments to your rent may occur after you move in:

  • When HUD issues new Maximum Allowable Rents, which typically occurs on an annual basis around April or May and may not coincide with your lease term.
  • If there is an adjustment to your utility allowance. This may occur up to once each year and may result in a decrease or increase to your rent.
  • There is a change to cost of your options at time of lease renewal.

WHAT IS THE IMPACT OF HAVING STUDENTS IN THE HOUSEHOLD?

If everyone in your household (including children) are full-time students, at least one person must meet one of the following eligibility requirements:

  • Be married and eligible to file a joint tax return.
  • Be a single parent with dependent children.
  • Receive benefits from AFDC or TANF (does not include SNAP or disability benefits from Social Security).
  • Be enrolled in a job training program under the Job Training Partnership Act (JTPA) or a similar program.
  • Be a person who was previously under the care and placement of the State agency responsible for Foster Care.
  • Full-time student status is determined by the educational institution attended. Enrollment in even one college course may be considered full-time. All children in kindergarten, elementary, middle or high school are considered to be full-time students.

HOW DOES MY CREDIT SCORE, PREVIOUS EVICTIONS, OR HAVING A MEMBER OF MY HOUSEHOLD WITH A CRIMINAL HISTORY IMPACT MY APPLICATION?

We welcome everyone to apply. Each applicant will be screened to determine if they meet our community requirements. The screening does include a combination of credit history, rental history, and criminal background. HOW DOES THE APPLICATION PROCESS WORK AND HO W LONG DOES IT TAKE FOR AN APPROVAL DECISION TO BE MADE? WHAT KIND OF PAPERWORK OR DOCUMENTATION IS NEEDED?

We strive to make your application process as effortless as we can so that you may begin to enjoy your new home as soon as possible! Our application process can be completed entirely online! Once registered and you complete the online electronic application, our Support Team will review your application and send you a checklist via email and through your online application portal of specific information that is required based upon your application. While we are required to verify the information you provide, we are confident the affordable rent will be worth the process. Here is a list of some of the most common items that may be requested during the application review process:

  • Most recent paystubs from employment income.
  • Most recent benefit award letters.
  • Birth certificates for minor household members.
  • The pages from bank or other financial institution statements that show the beginning and ending balances.
  • Specific verification forms that may be required to be notarized.

Once you receive a message containing the checklist and obtain the necessary documentation, you may either upload the documents within your online application portal or email them to us along with your answers to any questions that may have been asked regarding your application. WHAT ELSE SHOULD I BE AWARE OF?

Your household may be required to verify income on an annual basis as part of the LIHTC program or due to local requirements associated with property tax requests by the City, County and/or State. If this is required, we will notify you of at time of move in or during the lease term and will also communicate this requirement 90 days prior to its due date.
